Reports To: Vice President of Wireless and Engineering

Position Summary:

The Director of Site Acquisition will oversee all site acquisition activities across multiple projects, markets, and carriers, including Verizon Wireless, T-Mobile, and Dish. This role is responsible for leading a team of approximately 20 Site Acquisition Specialists and Coordinators, ensuring project milestones are met on time and within budget. The Director will play a critical role in customer management, cross-functional collaboration with construction teams, staffing, budgeting, and driving the overall financial success of the division.

Key Responsibilities

Leadership & Management:

• Lead and manage a team of ~20 Site Acquisition Specialists and Coordinators.
• Foster a culture of accountability, collaboration, and high performance.
• Provide coaching, mentorship, and career development opportunities.

Project Execution:

• Oversee the full site acquisition lifecycle, including site identification, leasing, zoning, permitting, and regulatory compliance.
• Ensure all projects are delivered on time, within scope, and meet carrier-specific requirements.
• Maintain clear tracking of milestones and deliverables.

Customer Engagement:

• Serve as the primary escalation point for customer issues and project updates.
• Maintain strong relationships with carrier clients, ensuring satisfaction and repeat business.

Cross-Functional Collaboration:

• Partner closely with Construction, Engineering, and Legal teams to ensure smooth project execution.
• Align site acquisition deliverables with construction schedules and build goals.

Financial Oversight:

• Manage division staffing, budgeting, and forecasting.
• Drive financial performance and ensure profitability across projects.
• Identify operational efficiencies to improve margins.

Reporting and Compliance:

• Provide regular project status reports to executive leadership and customers.
• Ensure compliance with all municipal regulations and carrier-specific standards.
• Implement and maintain project tracking and document control systems.

Qualifications:

• 10+ years of experience in site acquisition within the wireless telecommunications industry.
• Proven success managing site acquisition projects for major carriers such as Verizon Wireless, T-Mobile, and Dish.
• Experience managing teams of 15+ individuals across multiple markets.
• Strong background in budgeting, forecasting, and financial management.
• Demonstrated ability to interface directly with high-level customer stakeholders.
• Knowledge of zoning, permitting, and regulatory requirements in the telecom sector.
• Familiarity with site management tools and project tracking systems (e.g., SiteTracker, Siterra) is a plus.
• Excellent leadership, communication, negotiation, and organizational skills.
• Bachelor’s degree in Business, Real Estate, Telecommunications, or a related field preferred.
